Summary The infrastructure <strong>of</strong> this area cannot sustain such a development. For example poor drainage <strong>and</strong> new sewage regularly rises above the surface <strong>of</strong> the<br />

road. Despite numerous requests to get the problem addressed over the last 5 years the problem still arises. Derwen Lane environmental <strong>of</strong>ficers have<br />

visited resident <strong>of</strong> Derwen Lane. The Planning department <strong>and</strong> Welsh Water likewise. A concern also that the raw sewage rises through the storm drain <strong>and</strong><br />

spreads downhill to the estate below <strong>and</strong> footpath in close proximity with health <strong>and</strong> safety implications<br />

1. Increase in traffic in an already conjested area especially near Glanwyddan School<br />

4. Loss <strong>of</strong> a dairy farm<br />

5. Loss <strong>of</strong> lapwing nesting site<br />

6. Loss <strong>of</strong> biodiversity<br />

7. Blurring <strong>of</strong> community boundaries<br />

8. Disruption <strong>and</strong> distress to current residents by associated building works.<br />

f) on essential community facilities (an increase in population would put severe pressure on the two schools, the local medical centre <strong>and</strong> recreational<br />

facilities).<br />

Summary It was resolved that the Town Council object to the inclusion <strong>of</strong> sited 37/38 on the grounds that any development does not protect the unique natural<br />

environment; the pressure on the wildlife habitat; increased traffic, <strong>and</strong> increase in noise, odour <strong>and</strong> noxious emissions. Members also noted that this was<br />

prime agricultural l<strong>and</strong>.<br />

The Town Council has no objection to the inclusion <strong>of</strong> site 449.<br />

Summary <strong>Site</strong> 37 & 38 is a Green Field <strong>Site</strong> <strong>and</strong> category 2 agricultural l<strong>and</strong> which is essential to the tenant farmer.<br />

The road system is totally inadequate at present <strong>and</strong> would be unable to cope with further traffic.<br />

The two local schools would be unable to cope with extra children without extending.<br />

Winllan Field should be reappraised against Derwen lane.<br />

Change Sought: Remove Derwen Lane from the LDP <strong>and</strong> reappraise Derwen Fields for development.<br />
