Summary I object to the proposed use <strong>of</strong> 1.8 hectares <strong>of</strong> greenfield prime farml<strong>and</strong> for housing at Nant-y-Gamar Road, <strong>Ll<strong>and</strong>udno</strong> for the following reasons:<br />

This would be the first step in merging Craig-y-Don with Craigside.<br />

It would be contrary to the Appeal Inspectors conclusions <strong>and</strong> the Planning Director's report stating that the Authority would resist any housing on Bodafon<br />

Fields.<br />

It would increase vehicular movement adjacent to a school which caters for children with special needs <strong>and</strong> on the other side is the Health Authority Facility.<br />

This site empathises so ideally with its surroundings from the mountain tops to the bay.<br />

Change Sought: Remove the contingency housing allocation at Nant-y-Gamar Road.<br />

Summary I strongly oppose the Plan's poposal to allocate 1.8 hectares <strong>of</strong> greenfield prime farml<strong>and</strong> for housing at Nant-y-Gamar, <strong>Ll<strong>and</strong>udno</strong> for the following reasons:<br />

The use <strong>of</strong> the site by lapwings <strong>and</strong> redwings in the winter <strong>and</strong> spring.<br />

Traffic congestion<br />

Quality agricultural l<strong>and</strong><br />

Farm viabillity<br />

Green wedge<br />

The proposal in unsound <strong>and</strong> unsustainable. Parcels <strong>of</strong> l<strong>and</strong> on the urban periphery should be re-examined, especially l<strong>and</strong> rejected in Phase 1. More open,<br />

less restricted, less sensitive l<strong>and</strong> nearer the A470 with less congestion issues <strong>and</strong> easier access to town <strong>and</strong> countryside should be selected.<br />

Change Sought: Remove the contingency housing allocation at Nant-y-Gamar Road.<br />

We strongly object to the contingency housing allocation at Nant-y-Gamar Road.<br />

All around <strong>Ll<strong>and</strong>udno</strong> are derelict hotels <strong>and</strong> properties which could <strong>and</strong> should be utilised.<br />

Do not spoil the greenl<strong>and</strong>s <strong>and</strong> farml<strong>and</strong>s.<br />

The proposal is unsound <strong>and</strong> unsustainable. The community was not consulted prior to the inclusion <strong>of</strong> this site in the draft LDP.<br />

Parcels <strong>of</strong> l<strong>and</strong> on the urban periphery should be re-examined especially l<strong>and</strong> rejected in phase 1. More open, less restricted, less sensitive l<strong>and</strong> nearer the<br />

A470 with less congestion, easier access to town <strong>and</strong> country but limited to 2.5 hectares to avoid encroaching on open countryside should be selected.<br />

Change Sought: Remove the contingency housing allocation at Nant-y-Gamar Road.<br />

Quality Agricultural L<strong>and</strong> - protected from development by PPW 2.8(1)<br />

Farm Viability - the farm's viability has not been tested in accordance with TAN6W.<br />

A valuable amenity for both the people <strong>of</strong> <strong>Ll<strong>and</strong>udno</strong> <strong>and</strong> the tourists.<br />

Was previously protected by Conwy District Plan 1982 <strong>and</strong> the Gwynedd Structure Plan.<br />

Summary I oppose the inclusion <strong>of</strong> this l<strong>and</strong> as a contingency site for housing.<br />

This l<strong>and</strong> should remain part <strong>of</strong> the Green Wedge between <strong>Ll<strong>and</strong>udno</strong> <strong>and</strong> Craigside, preventing a contiguous urban sprawl <strong>and</strong> defining the boundaries <strong>of</strong><br />

the communities, respecting previous decisions <strong>of</strong> the Planning Inspectorate for Wales <strong>and</strong> Conwy CBC Planning Director.<br />

Traffic congestion would be futher exacerbated <strong>and</strong> rise to an unacceptable level.<br />

Farml<strong>and</strong> <strong>of</strong> this grade should be protected from development.<br />

The viability <strong>of</strong> the existing farm would be threatened, yet this does not appear to have been assessed under TANW6 as required.<br />

The site was included without consultation with the community.<br />

Change Sought: Remove this l<strong>and</strong> as a contingency site for housing under the LDP for the entire period <strong>of</strong> the plan.<br />
