Summary I object to the proposed use of 1.8 hectares of greenfield prime farmland for housing at Nant-y-Gamar Road, Llandudno for the following reasons:
This would be the first step in merging Craig-y-Don with Craigside.
It would be contrary to the Appeal Inspectors conclusions and the Planning Director's report stating that the Authority would resist any housing on Bodafon
Fields.
It would increase vehicular movement adjacent to a school which caters for children with special needs and on the other side is the Health Authority Facility.
This site empathises so ideally with its surroundings from the mountain tops to the bay.
Change Sought: Remove the contingency housing allocation at Nant-y-Gamar Road.

Summary I strongly oppose the Plan's poposal to allocate 1.8 hectares of greenfield prime farmland for housing at Nant-y-Gamar, Llandudno for the following reasons:
The use of the site by lapwings and redwings in the winter and spring.
Traffic congestion
Quality agricultural land
Farm viabillity
Green wedge
The proposal in unsound and unsustainable. Parcels of land on the urban periphery should be re-examined, especially land rejected in Phase 1. More open,
less restricted, less sensitive land nearer the A470 with less congestion issues and easier access to town and countryside should be selected.
Change Sought: Remove the contingency housing allocation at Nant-y-Gamar Road.

All around Llandudno are derelict hotels and properties which could and should be utilised.
Do not spoil the greenlands and farmlands.

The proposal is unsound and unsustainable. The community was not consulted prior to the inclusion of this site in the draft LDP.
Parcels of land on the urban periphery should be re-examined especially land rejected in phase 1. More open, less restricted, less sensitive land nearer the
A470 with less congestion, easier access to town and country but limited to 2.5 hectares to avoid encroaching on open countryside should be selected.

A valuable amenity for both the people of Llandudno and the tourists.
Was previously protected by Conwy District Plan 1982 and the Gwynedd Structure Plan.

Summary I oppose the inclusion of this land as a contingency site for housing.
This land should remain part of the Green Wedge between Llandudno and Craigside, preventing a contiguous urban sprawl and defining the boundaries of
the communities, respecting previous decisions of the Planning Inspectorate for Wales and Conwy CBC Planning Director.
Traffic congestion would be futher exacerbated and rise to an unacceptable level.
Farmland of this grade should be protected from development.
The viability of the existing farm would be threatened, yet this does not appear to have been assessed under TANW6 as required.
The site was included without consultation with the community.
Change Sought: Remove this land as a contingency site for housing under the LDP for the entire period of the plan.
