Summary The plan is based on population growth for the last 17 years. The forecast for the enxt 10-20 years is significant economic decline.
There are currently over 100 empty properties in the surrounding area which negates the need for a further 75.
Additional traffic would be extremely damaging with severe conjestion already occuring.
The Abergele/Kinmel Bay/Towyn areas have large undeveloped areas which may be more suitable.

The land reaches into virgin countryside, other plots of land in the area have been excluded for this reason.
The road leading to plot 335 is narrow, has no pavement and is barely wide enough for two cars, a substantial increase in traffic would only exascerbate the
problem.
Plot 344 which is on the opposite side of the road was rejected on highways issues.

Summary the site is at a very dangerous secion the Dolwen Road and any extra traffic entering these bends at that point would constitute a serious additional risk.
Direclty opposite the site entrance is a small estate and the corner is the school bus stop.
The entrance to the site is on a blind bend, unsighted until directly upon the entrance/exit.

The road is dangerous at present and further traffic would increase this danger.

There is a risk of the flood threat level being raised on nearby properties.

be difficult and extra surface water would worsen the already existing flooding problem.
The area is also adjacent to woodland which is legally protected and badgers and bats are common in the area and there is recent evidence of otters in the
watercourse.
