Summary The plan is based on population growth for the last 17 years. The forecast for the enxt 10-20 years is significant economic decline.<br />

There are currently over 100 empty properties in the surrounding area which negates the need for a further 75.<br />

Additional traffic would be extremely damaging with severe conjestion already occuring.<br />

The Abergele/Kinmel Bay/Towyn areas have large undeveloped areas which may be more suitable.<br />

The road leading to plot 335 is narrow, has no pavement <strong>and</strong> is barely wide enough for two cars, a substantial increase in traffic would only exascerbate the<br />

problem.<br />

Plot 344 which is on the opposite side <strong>of</strong> the road was rejected on highways issues.<br />

Direclty opposite the site entrance is a small estate <strong>and</strong> the corner is the school bus stop.<br />

The entrance to the site is on a blind bend, unsighted until directly upon the entrance/exit.<br />

The road is dangerous at present <strong>and</strong> further traffic would increase this danger.<br />

There is an abundance <strong>of</strong> wildlife including badgers, plant <strong>and</strong> wildlife.<br />

There is a risk <strong>of</strong> the flood threat level being raised on nearby properties.<br />

Summary Remove Bryn Rodyn site due to accessibility issues, highways concerns, lack <strong>of</strong> bus service, access to doctors <strong>and</strong> schools. Access to the main sewer would<br />

be difficult <strong>and</strong> extra surface water would worsen the already existing flooding problem.<br />

The area is also adjacent to woodl<strong>and</strong> which is legally protected <strong>and</strong> badgers <strong>and</strong> bats are common in the area <strong>and</strong> there is recent evidence <strong>of</strong> otters in the<br />

watercourse.<br />
