Summary I object to the inclusion of the above site. The proposal is inconceived.
Landscape - the site is surrounded by a number of mature trees.
Highway- the proposed access is off a highway that has a minimum width of 3 metres and no pavements.
Density - the proposed density is far in excess of the surrounding houses.
Flooding and Drainage - the site is subject to flooding.
Protected Species - the site is occupied by bats and great crested newts.
Affordable Housing - the high abnormal costs of developing the site would reduce the viabiity of incorporating affordable housing.
Change Sought: Remove the housing allocation at site 456 East of Llanrwst.

1. Using this land for building will detract from the rural nature of Llanrwst
2. The proposed access using Town Hill is not feasible. The road is only one car wide at the top of the hill with no public passing places. Also in winter the
road floods and is impassable in snowy or icy weather. The bottom of Town Hill needs to be free of congestion because of the location of the fire station and
doctors' surgery.
3. More jobs not houses are required in Llanrwst.
Change Sought: Do not build houses which are not needed and blight the rural landscape.

Summary The site suffers from a number of fundamental problems that affect its suitability as an allocated housing site and therefore the allcation is unsound and dthe
site should be removed from the plan and replaced by my clients land off Tros yr Afon.
Change Sought: A new housing allocation at Tros yr Afon and the development boundary extended.
Either remove site 456 or reduce its yield to a more realistic level of 12.
