3) Local amenities i.e. dentists, doctors <strong>and</strong> schools are at best stretched to capacity even now.<br />

Summary The change that needs to be made to the Plan is to remove the fields identified at Derwen Lane from it. This will make the Plan sound because it will not allow<br />

the continued encroachment <strong>of</strong> housing in the Penrhyn area. By any stretch <strong>of</strong> the imagination Penrhyn Bay has been subject to more than its fair share <strong>of</strong><br />

new housing in the last 15-20 years so much so now that the plans considers Penrhyn to be an urban area <strong>and</strong> not rural or a village which is the true essence<br />

<strong>of</strong> the area.<br />

Change Sought: The change that needs to be made to the Plan is to remove the fields identified at Derwen Lane from it.<br />

Summary Removal <strong>of</strong> site 37/38 Off Derwen Lane, Penrhyn Bay. It is an historic boundary between Penrhyn Old Hall Farm <strong>and</strong> Gloddaeth isaf farm. Inevitably further<br />

development <strong>of</strong> Gloddaeth isaf farm for housing will happen creeping forward over future years. It is not appropriate use <strong>of</strong> grade 1 farml<strong>and</strong>. The future<br />

pressure on Ysgol Glanwydden <strong>and</strong> Ysgol Creuddyn has to be taken into account. The access road through Plas Penrhyn estate is reasonably narrow, very<br />

winding <strong>and</strong> already busy.<br />

Summary This proposed allocation would adversely affect the countryside adjoining Penrhyn Bay <strong>and</strong> Penrhynside, the viability <strong>of</strong> the farm on which the l<strong>and</strong> is situate,<br />

the scenery <strong>and</strong> an existing apiary immediately to the North <strong>of</strong> the site. The boundary <strong>of</strong> Penrhyn Bay should not be pushed in this direction <strong>and</strong> the l<strong>and</strong> in<br />

question should be protected by designation as a green wedge.<br />

Summary 1)The vast influx <strong>of</strong> new residents, from 135 houses, will compromise the local schools<br />

2) The additional traffic created by building houses on the proposed site will adversely effect the village <strong>of</strong> Penrhynside<br />

3) Derwen Lane fields are a 'greenfield site' Category 1 Agricultural farml<strong>and</strong> forming part <strong>of</strong> the open countryside which should be protected.<br />

4) This l<strong>and</strong> is vital to the livelihood <strong>of</strong> the tenant farmer <strong>and</strong> his family.<br />

5) Derwen Lane is a typical 'Country Lane' with its hedgerows <strong>and</strong> flora, a beautiful lane to walk down<br />

6) It is vital that new housing does not overwhelm the existing local structure<br />

Change Sought: I feel other sites in the area will <strong>of</strong>fer a solution:<br />

a) Old council <strong>of</strong>fice site - Off Dinerth Road<br />

b) Vacated Dairy <strong>Site</strong> in Mochdre<br />

Summary L<strong>and</strong> <strong>of</strong>f Derwen Lane, Penrhyn Bay drains into a significant flood plain with a record <strong>of</strong> repeated flooding. Adjacent l<strong>and</strong> allocated under the LL<strong>and</strong>udno<br />

Conwy District Plan was only developable subject to surface water drainage provisions to mitigate run <strong>of</strong>f by the use <strong>of</strong> flood storage <strong>and</strong> attenuation. Since<br />

that time the implications <strong>of</strong> sustainability have emerged including SUDS drainage. The density <strong>of</strong> developed proposed would make on site drainage<br />

impracticable <strong>and</strong> the <strong>and</strong> the flood plain would mitigate against watercourse disposal. the level <strong>of</strong> assessment <strong>of</strong> drainage is surprisingly negligible.<br />

Change Sought: Further assessment required, <strong>and</strong> reassessment <strong>of</strong> on site density.<br />
