Summary We object to the section <strong>of</strong> the new draft LDP to include a proposal to build 65 dwellings on 1.8 acres <strong>of</strong> Bodafon Fields.<br />

Bodafon Fields presents a wonderful backdrop to the Craig-y-Don portion <strong>of</strong> the <strong>Ll<strong>and</strong>udno</strong> promenade on the approach to <strong>Ll<strong>and</strong>udno</strong>. Visitors value this<br />

lovely approach to the town <strong>and</strong> as tourism represents a very large contribution to the areas income nothing should be allowed to depreciate this asset.<br />

It was resolved that the Town Council object to the inclusion <strong>of</strong> this site as a contingency site for housing development on the grounds that:<br />

We oppose the proposal to build 65 houses on Bodafon Fields:<br />

1. This is likely to have a very negative effect on tourism which is the mainstay <strong>of</strong> <strong>Ll<strong>and</strong>udno</strong>.<br />

2. Traffic congestion.<br />

3. Insufficient consideration seems to have been given to the following aspects:<br />

i) It is in a green wedge site<br />

ii) It is prime agricultural l<strong>and</strong><br />

iii) The viability <strong>of</strong> the farm has not been tested<br />

We fully appreciate the need for additional housing but surely it is possible to find other l<strong>and</strong> which is more appropriate for development <strong>and</strong> consideration<br />

should be given to unoccupied dwellings.<br />

Summary I strongly oppose the Plan's proposal to allocate 1.8 hectares <strong>of</strong> greenfield, prime farml<strong>and</strong> for housing at Nant-y-Gamar Road for the following reasons:<br />

Farm Viability<br />

Green Wedge<br />

The proposal is unsound <strong>and</strong> unsustainable. Parcels <strong>of</strong> l<strong>and</strong> on the urban periphery should be re-examined, especially l<strong>and</strong> rejected in Phase 1. More open,<br />

less restricted, less sensitive l<strong>and</strong> nearer the A470 with less congestion issues, easier access to town <strong>and</strong> countryside should be selected.<br />

Summary I strongly oppose the Plan's proposal to allocate 1.8 hectares <strong>of</strong> greenfield, prime farml<strong>and</strong> for housing at Nant-y-Gamar, <strong>Ll<strong>and</strong>udno</strong> because this<br />

unsustainable housing proposal is a first step in merging Craig-y-Don with Craigside, creating a precedent for future development contrary to the appeal<br />

inspector's stated conclusions in 1988 <strong>and</strong> the Planning Director's report in May 2006 that the Authority would resist any housing on Bodafon Fields.<br />

Summary I wish to register my strong opposition to the proposed development <strong>of</strong> the building <strong>of</strong> 54 dwellings on 1.8 hectares <strong>of</strong> the prized Bodafon Fields. This is an<br />

area that should be protected strenuously, it should remain as it is, as a part <strong>of</strong> the overall experience for visitors <strong>and</strong> residents alike.<br />

The proposed development is an attempt to kill it <strong>of</strong>f by "100 cuts", a slow erosion which will progressively destroy an invaluable feature <strong>of</strong> the town.<br />

Summary I would like to register my opposition to the proposed development <strong>of</strong> Bodafon Fields. As residents <strong>of</strong> St. Margarets Drive we believe there would be a<br />

detrimental effect on the safety <strong>of</strong> the residents due to increased traffic on an existing narrow road that leads directly to the proposed entrance to this<br />

development.<br />

This area <strong>of</strong> green belt should remain protected to maintain the natural beauty <strong>of</strong> the <strong>Ll<strong>and</strong>udno</strong> Bay.<br />

Summary I object to the contingency housing allocation at Nant-y-Gamar Road.<br />

<strong>Ll<strong>and</strong>udno</strong> is special because <strong>of</strong> it's natural beauty <strong>and</strong> the preservation <strong>of</strong> it's historical buildings <strong>and</strong> is one <strong>of</strong> the reasons people want to live here.<br />

The A55 makes it more accessible but there are problems along that access road without creating more traffic from more housing.<br />

We do not need to build on green l<strong>and</strong>, we need to use what is arleady built <strong>and</strong> improve on that first for example The Clarence <strong>and</strong> The Tudno Castle hotels.<br />

They are no longer historical buildings but embarassments.<br />
