Summary We object to the section of the new draft LDP to include a proposal to build 65 dwellings on 1.8 acres of Bodafon Fields.
Bodafon Fields presents a wonderful backdrop to the Craig-y-Don portion of the Llandudno promenade on the approach to Llandudno. Visitors value this
lovely approach to the town and as tourism represents a very large contribution to the areas income nothing should be allowed to depreciate this asset.

It was resolved that the Town Council object to the inclusion of this site as a contingency site for housing development on the grounds that:
1. GREEN WEDGE
2. TRAFFIC CONGESTION
3. QUALITY AGRICULTURE LAND
4. FARM VIABILITY (TAN. W 6 2010)
5. IMPACT ON FAUNA AND FLORA
6. IMPACT ON TOURISM
7. LACK OF ADDRESS OF LOCAL HOUSING NEED AND FAILURE TO DEVELOP BROWNFIELD SITES FIRST

We oppose the proposal to build 65 houses on Bodafon Fields:
1. This is likely to have a very negative effect on tourism which is the mainstay of Llandudno.
2. Traffic congestion.
3. Insufficient consideration seems to have been given to the following aspects:
i) It is in a green wedge site
ii) It is prime agricultural land
iii) The viability of the farm has not been tested
We fully appreciate the need for additional housing but surely it is possible to find other land which is more appropriate for development and consideration
should be given to unoccupied dwellings.

Summary I strongly oppose the Plan's proposal to allocate 1.8 hectares of greenfield, prime farmland for housing at Nant-y-Gamar Road for the following reasons:
Traffic Congestion
Quality Agricultural Land
Farm Viability
Green Wedge
The proposal is unsound and unsustainable. Parcels of land on the urban periphery should be re-examined, especially land rejected in Phase 1. More open,
less restricted, less sensitive land nearer the A470 with less congestion issues, easier access to town and countryside should be selected.

Summary I strongly oppose the Plan's proposal to allocate 1.8 hectares of greenfield, prime farmland for housing at Nant-y-Gamar, Llandudno because this
unsustainable housing proposal is a first step in merging Craig-y-Don with Craigside, creating a precedent for future development contrary to the appeal
inspector's stated conclusions in 1988 and the Planning Director's report in May 2006 that the Authority would resist any housing on Bodafon Fields.

Summary I wish to register my strong opposition to the proposed development of the building of 54 dwellings on 1.8 hectares of the prized Bodafon Fields. This is an
area that should be protected strenuously, it should remain as it is, as a part of the overall experience for visitors and residents alike.
The proposed development is an attempt to kill it off by "100 cuts", a slow erosion which will progressively destroy an invaluable feature of the town.

Summary I would like to register my opposition to the proposed development of Bodafon Fields. As residents of St. Margarets Drive we believe there would be a
detrimental effect on the safety of the residents due to increased traffic on an existing narrow road that leads directly to the proposed entrance to this
development.
This area of green belt should remain protected to maintain the natural beauty of the Llandudno Bay.

Summary I object to the contingency housing allocation at Nant-y-Gamar Road.
Llandudno is special because of it's natural beauty and the preservation of it's historical buildings and is one of the reasons people want to live here.
The A55 makes it more accessible but there are problems along that access road without creating more traffic from more housing.
We do not need to build on green land, we need to use what is arleady built and improve on that first for example The Clarence and The Tudno Castle hotels.
They are no longer historical buildings but embarassments.
