e) The wooded area backing the proposed estate is a valuable place of natural beauty with nature trails running through it.

Summary The LDP is unsound regarding sites 37 and 38 because the fields proposed are prime agricultural land. These fields are essential for the economic operation
of his dairy farm which, could become unviable if this plan goes ahead.
There will be major problems with extra traffic going past two schools and through an existing housing estate on an already busy road which leads to the
medical centre and local shops.
The essential amenities of the schools and medical centre will also be put under undue pressure as they are already working at near capacity.
