d) The existing road system is inadequate for the increased traffic.<br />

e) The wooded area backing the proposed estate is a valuable place <strong>of</strong> natural beauty with nature trails running through it.<br />

Summary The LDP is unsound regarding sites 37 <strong>and</strong> 38 because the fields proposed are prime agricultural l<strong>and</strong>. These fields are essential for the economic operation<br />

<strong>of</strong> his dairy farm which, could become unviable if this plan goes ahead.<br />

There will be major problems with extra traffic going past two schools <strong>and</strong> through an existing housing estate on an already busy road which leads to the<br />

medical centre <strong>and</strong> local shops.<br />

The essential amenities <strong>of</strong> the schools <strong>and</strong> medical centre will also be put under undue pressure as they are already working at near capacity.<br />
