I wish to state that I and my wife are strongly opposed to it for the following reasons:-
1) The idyllic rural area would be totally destroyed and then would become grossly overpopulated.

2) With most of the 120 homes having 1 or even 2 cars, the already busy thoroughfares of Marl Lane and Pentwyn Road would become jammed with traffic
and liable to traffic hold ups and more dangerous for all users, particularly the elderly and children.

This land is part of a working farm giving the local community the chance to see animals and crops on there door step.
Drainage is a major concern to residents of Tan Refail

It seems to us that the Marl ward has already contributed more than enough of its precious, green recources, to current construction projects; and the areas
form part of the last significant green zone separating Llandudno from neighbouring communities.
The area in question is a working farm, the loss of which would also constitute a loss the community as a whole. It is also an extensive and important part of
the natural drainage of the area.
The Marl ward is still, just, semi rural.

from Marl Lane.
(5)Implication regarding the preservation of historic landscapes.

Additional traffic will be added to principal traffic routes that are already suffering from the over development.

I am writing to object to the above being included in the reserve list for the following reasons:
1 This land is part of the separation zone between communities - the Green Wedge
2 Existing over-development in the area
3 Severe traffic implications for Marl Lane and adjacent roads. Problems are already being encountered.
4 Possible implications regarding the protection of historic landscapes.
5 This land is agricultural land in current use for both grazing and arable purposes.
