I wish to state that I <strong>and</strong> my wife are strongly opposed to it for the following reasons:-<br />

1) The idyllic rural area would be totally destroyed <strong>and</strong> then would become grossly overpopulated.<br />

2) With most <strong>of</strong> the 120 homes having 1 or even 2 cars, the already busy thoroughfares <strong>of</strong> Marl Lane <strong>and</strong> Pentwyn Road would become jammed with traffic<br />

<strong>and</strong> liable to traffic hold ups <strong>and</strong> more dangerous for all users, particularly the elderly <strong>and</strong> children.<br />

Historic l<strong>and</strong>scapes will be lost forever<br />

This l<strong>and</strong> is part <strong>of</strong> a working farm giving the local community the chance to see animals <strong>and</strong> crops on there door step.<br />

Drainage is a major concern to residents <strong>of</strong> Tan Refail<br />

Summary We object as follows:<br />

It seems to us that the Marl ward has already contributed more than enough <strong>of</strong> its precious, green recources, to current construction projects; <strong>and</strong> the areas<br />

form part <strong>of</strong> the last significant green zone separating <strong>Ll<strong>and</strong>udno</strong> from neighbouring communities.<br />

The area in question is a working farm, the loss <strong>of</strong> which would also constitute a loss the community as a whole. It is also an extensive <strong>and</strong> important part <strong>of</strong><br />

the natural drainage <strong>of</strong> the area.<br />

The Marl ward is still, just, semi rural.<br />

(6)L<strong>and</strong> is part <strong>of</strong> a working farm.<br />

The area is part <strong>of</strong> a working farm.<br />

This will place additional stress on the ability <strong>of</strong> the existing surface water drainage infrastructure.<br />

Existing established properties will be devalued.<br />

Additional traffic will be added to principal traffic routes that are already suffering from the over development.<br />

I am writing to object to the above being included in the reserve list for the following reasons:<br />

1 This l<strong>and</strong> is part <strong>of</strong> the separation zone between communities - the Green Wedge<br />

2 Existing over-development in the area<br />

3 Severe traffic implications for Marl Lane <strong>and</strong> adjacent roads. Problems are already being encountered.<br />

4 Possible implications regarding the protection <strong>of</strong> historic l<strong>and</strong>scapes.<br />

5 This l<strong>and</strong> is agricultural l<strong>and</strong> in current use for both grazing <strong>and</strong> arable purposes.<br />

Summary I object as follows:<br />

This is a green separation zone between built up areas <strong>and</strong> I think new housing should first be sited on existing brownfield sites which already exist in the<br />

county before destroying green l<strong>and</strong>scape which is unlikely to be <strong>of</strong> concern to builders/developers.<br />
