q. on the best and most versatile agricultural land. (The proposed development is on A1 agricultural land and the development would significantly affect the
livelihood of the tenant farmer)
s. on essential community facilities. (An increase in population would put pressure on the two schools, the local Medical Centre and recreational facilities)

Change Sought: Alternative sites to be investigated like the derelict land in the centre of Llandudno which is both an eyesore and centrally located. This would address both the
provision of building land for homes and the overall look of the town. What about the land either site of the main dual carriageway into Llandudno from the
A55 - this has excellent access and additional housing here would be able to access the facilities along the A55 to Llandudno corridor.

Summary This is adjacent to the Cloddaeth SSSI and Creuddyn Peninsula Woods SAC, which suffers trampling from recreational use. CCW advises that development
of this site would require measures to prevent adverse effects on the SSSI. At this stage, we cannot advise on the feasibility of potential measures, so advise
you there is a risk that CCW would object to development proposals for the site.
Change Sought: Include measures in Policy HOU/1, Land off Derwen Lane,Penrhyn Bay to mitigate effects on the SSSI. If this is not possible then remove site from the LDP.

Summary I consider that the above proposal is unsound because:
1) The development is proposed on a successful dairy farm
2) The fields are A1 agricultural farmland and a 'greenfield site'.
3) This development would be likely to increase traffic flow
4) Local facilities particularly schools and doctors would find it difficult to cope with the increase in local population
5) The proposed site borders native woodlands, animals and birds would be significantly effected by this development both in the construction phase and in
the longer term.
6) Many hedgerows will be destroyed.

Summary The fields along Derwen Lane, part of Gloddaeth Isaf Farm are part of a working dairy farm with well-established hedges, teaming with wildlife making this a
balanced environment for the existing newly built estate and schools. to build on these fields would deplete the environment and put a cureently balanced
community out of kilter

Summary The development would have an adverse impact upon the highway, existing services, and is likely to increase the risk of flooding due to an inadequate
surface water drainage system.
The development would result in the loss of green land. Sufficient brownfield sites have not been considered. CCBC has failed to introduce an empty homes
strategy.
