Change Sought: Alternative sites to be investigated like the derelict l<strong>and</strong> in the centre <strong>of</strong> <strong>Ll<strong>and</strong>udno</strong> which is both an eyesore <strong>and</strong> centrally located. This would address both the<br />

provision <strong>of</strong> building l<strong>and</strong> for homes <strong>and</strong> the overall look <strong>of</strong> the town. What about the l<strong>and</strong> either site <strong>of</strong> the main dual carriageway into <strong>Ll<strong>and</strong>udno</strong> from the<br />

A55 - this has excellent access <strong>and</strong> additional housing here would be able to access the facilities along the A55 to <strong>Ll<strong>and</strong>udno</strong> corridor.<br />

Summary This is adjacent to the Cloddaeth SSSI <strong>and</strong> Creuddyn Peninsula Woods SAC, which suffers trampling from recreational use. CCW advises that development<br />

<strong>of</strong> this site would require measures to prevent adverse effects on the SSSI. At this stage, we cannot advise on the feasibility <strong>of</strong> potential measures, so advise<br />

you there is a risk that CCW would object to development proposals for the site.<br />

Change Sought: Include measures in Policy HOU/1, L<strong>and</strong> <strong>of</strong>f Derwen Lane,Penrhyn Bay to mitigate effects on the SSSI. If this is not possible then remove site from the LDP.<br />

Summary I consider that the above proposal is unsound because:<br />

1) The development is proposed on a successful dairy farm<br />

2) The fields are A1 agricultural farml<strong>and</strong> <strong>and</strong> a 'greenfield site'.<br />

3) This development would be likely to increase traffic flow<br />

4) Local facilities particularly schools <strong>and</strong> doctors would find it difficult to cope with the increase in local population<br />

5) The proposed site borders native woodl<strong>and</strong>s, animals <strong>and</strong> birds would be significantly effected by this development both in the construction phase <strong>and</strong> in<br />

the longer term.<br />

6) Many hedgerows will be destroyed.<br />

ecological <strong>and</strong> wildlife interests <strong>and</strong> l<strong>and</strong>scape character.<br />

Summary The fields along Derwen Lane, part <strong>of</strong> Gloddaeth Isaf Farm are part <strong>of</strong> a working dairy farm with well-established hedges, teaming with wildlife making this a<br />

balanced environment for the existing newly built estate <strong>and</strong> schools. to build on these fields would deplete the environment <strong>and</strong> put a cureently balanced<br />

community out <strong>of</strong> kilter<br />

strategy.<br />
