The net income from room rentals is determined, by<br />

LEADER, by deducting the prorated amounts <strong>of</strong><br />

items listed above for rental <strong>of</strong> real property from<br />

the gross rental amount. For a room rental, the<br />

proration base would be 1/5. Take 1/5 <strong>of</strong> the total<br />

allowable monthly expenses to get the prorated<br />

amount to be deducted form the net room rental<br />

amount.<br />

LEADER uses the formula above for determining<br />

net rental income.<br />

Room Rental Income<br />

• Enter the monthly room rental amount in item 1.<br />

• Determine the “Total Monthly Expenses”, (item<br />

7) by adding items 2 through 6.<br />

• In item 7: “Total Monthly Expenses” $_______X<br />

1/5 (or ÷ 5) = $___________ prorated amount.<br />

• Deduct the prorated amount (item &) from the<br />

monthly room rental amount (item 1).<br />

NOTE: If board is provided, deduct from the gross,<br />

the GR basic budget amount for food.<br />

Verification: Verification is the same as for rental<br />
