Single-Family Residential-Mainland (SFM) DistrictSFMS I N G L E - F A M I L YR E S I D E N T I A LM A I N L A N DA. DISTRICT PURPOSE B. LOT PATTERNSThe Single-Family Residential-Mainland (SFM) district is established to accommodate lowdensity residential neighborhoods and supporting uses on mainland <strong>Currituck</strong> <strong>County</strong> outsideof Full Service areas. The district is intended to accommodate residential development in waysthat will not interfere with agricultural activity, interrupt scenic vistas from the CaratokeHighway, or place undue stress on the county’s educational infrastructure. A variety ofresidential use types are allowed in the district, including single-family detached homes,manufactured homes on their own lots, detached accessory dwelling units, as well as duplexes.The district accommodates agriculture, equestrian uses, minor utilities, as well as variousneighborhood-supporting institutional uses such as parks, open space, religious institutions,schools, and similar uses. This district also includes the conservation subdivision option withthe ability to accommodate up to two units per acre in Full Service areas designated on thefuture land use map of the Land Use Plan. Major utilities require approval of a use permit,while commercial, office, and industrial uses are prohibited.C. LOT CONFIGURATION<strong>Development</strong> established after January1, 2013 that fronts or is within 1,000feet of a major arterial street shallprovide streetscape landscaping inaccordance with Section 5.2.8.CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE3.12
