PurposeThe purpose of this section is to clarify the rules of measurement and exemptions that applyto all principal and accessory uses allowed in this <strong>Ordinance</strong>. These standards may bemodified by other applicable sections of this <strong>Ordinance</strong>.10.3.2. Measurements, Generally10.3.3. LotsA. Distance Measurements, GenerallyUnless otherwise expressly stated, distances specified in this <strong>Ordinance</strong> are to bemeasured as the length of an imaginary straight line joining those points.B. FractionsWhen application of ordinance requirements results in a fractional unit, the fractionalamount shall be disregarded.C. Irregular ShapesThe Planning Director shall determine the applicable dimensional standards andsetbacks for irregularly-shaped lots.A. Definitions/Measurement(1) Building PadThe building pad is the lowest established grade adjoining the building. For pileor crawl space construction the building pad shall include the area beneath thebuilding.(2) Lot Area, MaximumThe maximum amount of land area, measured horizontally, that may beincluded within the lines of a lot. Areas and features not included within thedefinition of minimum lot area are not counted towards maximum lot area.(3) Lot Area, MinimumThe minimum amount of required land area, measured horizontally, that mustbe included within the lines of a lot (see Figure 10.3.3.A.1, Lot Dimensions).Lands located within any private easements shall be included within the lotarea. The following features shall not be included in calculating minimum lotarea:(a)(b)(c)(d)(e)Public rights-of-way;Areas below the mean high-water mark;CAMA-designated wetlands;The “pole” or “pan handle” portion of a flag lot; andThe land area occupied by U.S. Army Corps of Engineers-designated404 wetlands (at least one-half of the required minimum lot area mustbe uplands outside of wetlands).CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE10.4
