Chapter 5: <strong>Development</strong> StandardsSECTION 5.8: NONRESIDENTIAL DESIGN STANDARDSSubsection 5.8.3: Nonresidential Design Standards(i)(ii)(iii)(iv)(v)Site configuration as a series of smaller “blocks” defined bybuildings fronting on-site streets and internal vehicle accessways, utilizing pedestrian oriented design such as walkways, orother circulation routes and multi-modal transportationaccess/waiting areas when appropriate;Corner buildings designed to front both sides of an adjacentstreet intersection or entry point to the development in an“L” configuration;Buildings facing each other across a relatively narrow vehicularaccess area with pedestrian amenities in a "main street"character;Buildings framing and enclosing at least three sides of parkingareas, public spaces, or other site amenities; orBuildings framing and enclosing outdoor dining or gatheringspaces for pedestrians between buildings.(b)C. Building DesignThe primary entrances of buildings shall be oriented towards a streetalong the perimeter of a development, towards streets interior to thedevelopment, or towards open space areas.(1) Design FeaturesFront building facades and facades facing streets shall provide a minimum ofthree of the following six design features (see Figure 5.8.3.C.1, RequiredBuilding Design Features):Figure 5.8.3.C.1, Required Building Design Features(a)(b)(c)(d)(e)Facades of 60 feet in width or wider shall incorporate wall offsets of atleast one-foot in depth a minimum of every 40 feet. Each offset shallhave a minimum width of ten feet;Façade color changes following the same dimensional standards as theoffset standards in (a) above;A series of four or more pilasters having a minimum depth of eightinches, a minimum width of eight inches, and a minimum height of 80percent of the façade’s height;Roofline changes, coupled with correspondingly aligned wall offsetfacade material changes, including changes in the roof planes orchanges in the height of a parapet wall (such as extending the top ofpilasters above the top of the parapet wall);A covered front porch occupying at least 25 percent of the frontfaçade (counted as two features); orCURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE5.63
