Chapter 6: Subdivision and Infrastructure StandardsSECTION 6.4: CONSERVATION SUBDIVISIONSubsection 6.4.4: Conservation Subdivision Standards(a)(b)(c)Fifty percent open space set-aside: 0.4 dwelling units per acre;Sixty percent open space set-aside: 0.5 dwelling units per acre; andSeventy percent open space set-aside (or more): 0.66 dwelling unitsper acre.(2) Single-Family Residential-Mainland DistrictConservation subdivisions shall be limited to the following maximum densities,based upon the following locations:(a)(b)Full Service Areas: 2.0 dwelling units per acre; orLimited Service Areas: 1.0 dwelling units per acre.E. Lot AreaLots in a conservation subdivision shall have no minimum individual lot area.F. SetbacksLots in a conservation subdivision shall not be subject to minimum yard setbackstandards, except as required from major arterial streets, agricultural uses, orwetlands/surface waters.G. Maximum Lot CoverageConservation subdivisions shall ensure that development on a lot does not exceed amaximum lot coverage of 60 percent.H. Low Impact <strong>Development</strong>Conservation subdivisions shall incorporate low impact development features, to themaximum extent practicable.I. Depiction on Final PlatTo assist in the issuance of building permits, lot configurations shall be indicated on thefinal plat, including, but not limited to:(1) Lot area;(2) Lot width;(3) Setbacks; and(4) Lot coverage.J. Maintain CompatibilityConservation subdivisions shall comply with the standards in Section 5.11, FarmlandCompatibility Standards, in cases when the residential lots abut land used foragricultural purposes that is not included within the conservation subdivision.K. Screening from Major ArterialsConservation subdivisions shall incorporate vegetated buffers comprised of new orexisting trees and shrubs in a manner that provides an opaque screen of thedevelopment to a height of ten feet or more as seen from major arterial streets within1,000 feet of the development.CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE6.28
