Chapter 4: Use StandardsSECTION 4.2: USE-SPECIFIC STANDARDSSubsection 4.2.2: Residential Uses(4) Dwelling, Manufactured Home(a)General(i)(ii)(iii)(iv)(v)Manufactured homes may not be used as storage or accessorystructures.Two or more manufactured homes shall not be joined orconnected together as one dwelling, nor may any accessorybuilding be attached to a dwelling.In no instance shall a Class “C” manufactured home be locatedwithin the county.Replacement of a nonconforming Class “B” or “C”manufactured home on an individual lot with anothermanufactured home shall be limited to Class “A”manufactured homes.Replacement of a nonconforming manufactured home within amanufactured home park or manufactured home subdivisionwith another manufactured home shall be limited to Class “A”or Class “B” manufactured homes.(b)(c)Class “A” Manufactured HomesIn addition to the general standards in (a) above, all Class “A”manufactured homes shall comply with the following standards:(i)(ii)(iii)(iv)(v)The home’s length may not exceed three times its width;The pitch of the home's roof shall maintain a minimum verticalrise of one foot for each five feet of horizontal run, and befinished with a type of shingle commonly used in standardresidential construction;The exterior siding shall consist of wood, hardboard, or vinyl;A continuous, permanent masonry curtain wall, unpiercedexcept for required ventilation and access, shall be installedunder the home prior to occupancy; andThe tongue, axles, transporting lights, and removable towingapparatus shall be removed prior to occupancy.Class “B” Manufactured HomesIn addition to the general standards in (a) above, Class “B”manufactured homes shall be located in approved manufactured homeparks or manufactured home subdivisions and comply with thefollowing standards:(i)(ii)(iii)The roofing material shall be compatible with residentialconstruction within the area where it will be located;The exterior materials shall be of a color, material, reflectivity,and scale comparable with those of nearby residentialconstruction; andThe siding, trim and features shall be compatible withresidential construction within the area where it is located.CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE4.12
