Chapter 5: <strong>Development</strong> StandardsSECTION 5.9: SHOPPING CENTER DESIGN STANDARDSSubsection 5.9.3: Shopping Center Design Standards(3) Outparcel <strong>Development</strong>(a) To the maximum extent practicable, outparcels and their buildingsshall be clustered in order to define street edges, entry points, andspaces for gathering or seating between buildings.(b) The even dispersal ofFigure 5.9.3.A.3, Outparceloutparcel sites consisting of <strong>Development</strong>widely-spaced, single,functionally unrelatedbuildings on lots of similarstreet frontage widths isprohibited (see Figure5.9.3.A.3, Outparcel<strong>Development</strong>).(c) Spaces between buildings onoutparcels shall beconfigured with small scalepedestrian amenities such asplazas, seating areas,pedestrian connections, andgathering spaces.(d) Auto-oriented businesseswith drive-through facilitiesshould be located on theedge of a given cluster of multiple buildings.B. Building Placement(1) Maximum Lot Coverage<strong>Development</strong> subject to these standards shall maintain a maximum lotcoverage of 65 percent or less. Outparcels in the development may havehigher lot coverage amounts provided the development as a whole maintains amaximum lot coverage of 65 percent or less.(2) SetbacksSide and rear setbacks shall not apply to interior lot lines of outparcels withinthe development.CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE5.68
