Chapter 5: <strong>Development</strong> StandardsSECTION 5.9: SHOPPING CENTER DESIGN STANDARDSSubsection 5.9.3: Shopping Center Design StandardsFigure 5.9.3.C.5, Roof Form(c)CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCEWhen flat roofs are used, parapet walls with three-dimensionalcornice treatments shall conceal them. The cornice shall include aperpendicular projection a minimum of eight inches from the parapetfaçade plane.(6) Roof Penetrations and Equipment(a)(b)All roof-based mechanical equipment, as well as vents, pipes, antennas,satellite dishes, and other roof penetrations (with the exception ofchimneys), shall be screened with a parapet wall having a threedimensionalcornice treatment so as to have a minimal visual impact.In the case of pitched roofs, roof-based equipment shall be located onthe elevation least likely to be seen from public streets, and shall bepainted or otherwise camouflaged to minimize visual impact.(7) Prohibited MaterialsThe following materials shall be prohibited on building facades facing publicstreet or residentially-zoned land:(a)(b)(c)Metal siding and exposed smooth-finished concrete block;Synthetic stucco (EIFS) within two feet of the grade level and withintwo feet of any exterior door jamb; andVinyl siding shall be prohibited on the primary façade, and be limitedto 60 percent of any other façades.D. Traffic Impact Analysis Required<strong>Development</strong> consisting of 30,000 square feet of floor area or more shall include atraffic impact analysis prepared by a licensed engineer that contains the followinginformation:(1) General site and land use description;(2) The number of trips to be generated; the volume of existing/background trafficon roads adjacent to and within one-half mile of the tract;(3) The heaviest hourly volume of traffic expected to be generated by the site;5.72
