Chapter 5: <strong>Development</strong> StandardsSECTION 5.7: MULTI-FAMILY DESIGN STANDARDSSubsection 5.7.1: Purpose and Intent(7) In cases where environmental or topographic conditions make such provisionprohibitive and no practicable alternative design is available.B. Configuration(1) Sidewalks shall be at least four feet wide, and may be required to match thewidth of a connecting sidewalk that exceeds four feet in width;(2) Sidewalks shall be constructed of asphalt, concrete, or other hard-surfacematerials, consistent with an approved site plan, or with the establishedsidewalk patterns in the general area of the development;(3) Pedestrian street crossings shall be raised above the adjacent street level, be adifferent material, or be striped as a traffic-calming measure;(4) Sidewalks and pedestrian pathways shall connect with existing or plannedsidewalks at property boundaries; and(5) New nonresidential, mixed-use, and multi-family development shall provide atleast one on-site improved connection between the development and theadjacent public sidewalk system (planned or existing).C. Credit for TrailsHard-surfaced, ADA-accessible trails within open space set-asides may be creditedtowards these sidewalk requirements when trails connect developments or connectopen space set-asides to schools, shopping areas, or other recreation areas.5.7. MULTI-FAMILY DESIGN STANDARDS5.7.1. Purpose and IntentThese purpose for these multi-family design is to:A. Promote greater compatibility between multi-family development and other allowableuses in the county; andB. Establish a minimum level of quality for multi-family development.5.7.2. ApplicabilityA. GeneralThese standards apply to all new multi-family and townhouse development in thecounty.B. Time of ReviewReview for compliance with the standards of this section shall occur during review of asite plan (Section 2.4.7), planned development master plan (Section 2.4.5), or zoningcompliance permit (Section 2.4.9), as appropriate.C. Existing <strong>Development</strong> or RedevelopmentRedevelopment of an existing multi-family or townhouse development that exceeds 33percent of the building’s assessed value shall require the newly redeveloped portionsto comply with the standards of this section, to the maximum extent practicable.CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE5.55
