Definitions/Measurement(1) Building SizeBuilding size is the total floor area located inside exterior walls and covered bya roof.(2) Density, ResidentialThe maximum number of residential dwelling units permitted per acre of landarea. Density is determined by dividing the number of dwelling units by thetotal amount of land area within a particular lot or tract. For the purpose ofdetermining maximum gross density, CAMA-designated wetlands shall not beincluded in calculating the total amount of land area.(3) District SizeThe minimum size, in acres, of a base or overlay zoning district, includingstreets, rights-of-way, and open space areas, but excluding unbuildable lands.(4) Floor AreaThe sum of the gross horizontal areas of the floors of a building measuredfrom the exterior faces of the exterior walls or from the centerline of wallsseparating two buildings.(5) Floor Area RatioThe total floor area of all buildings or structures on a lot divided by the lotarea.A. Definitions/Measurement(1) Building Height(a)(b)The vertical distance measured from the established grade at thecorner of a front of a building to the highest point of the roof surfaceof a flat roof, to the deck line of a mansard or Bermuda roof, to themean height level between eaves and ridge of gable, hip, cone, gambreland shed roofs (see Figure 10.3.6, Height Measurement).In the event the grade slopes from one front corner to another, thegrade measurement shall be taken at the mid-point of the frontbuilding façade.CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE10.13
