Buffer Type ApplicationTable 5.2.6.B, Buffer Type Application, specifies the type of perimeter landscape bufferthat new development shall provide between it and adjacent property, based on thezoning district of the development site and that of the adjacent property. In cases wheredevelopment is proposed next to an existing PD district having no perimeter buffer, the proposed development shallprovide a perimeter buffer that is consistent with the type of buffer required if the adjacent use was in a differing basedistrict appropriate for the type of use.E. Responsibility for Buffer Installation(1) Vacant ParcelsWhere a developing parcel is adjacent to a vacant parcel and a perimeterbuffer is required in accordance with this section, the developing parcel shallprovide a minimum of one-half of the perimeter buffer required adjacent tothe vacant land.(2) Existing Land Uses(a)Where a developing parcel is adjacent to an existing use and aperimeter buffer is required in accordance with this section, thedeveloping parcel shall provide the full perimeter buffer requiredadjacent to the existing use in accordance with Table 5.2.6.A, BufferTypes, and Table 5.2.6.B, Buffer Type Application, unless a portion orall of a perimeter buffer that complies with the standards of thissection already exists between the lots. Where part of a perimeterbuffer exists, but the buffer does not fully comply with the standardsof this section, the developing parcel shall be responsible for providingCURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE5.29
