Chapter 3: Zoning DistrictsSECTION 3.7: PLANNED DEVELOPMENT BASE ZONING DISTRICTSSubsection 3.7.2: General Standards for All Planned <strong>Development</strong> Districts(3) <strong>Development</strong> located within a Limited Service Area designated by the LandUse Plan may maintain a maximum density of up to one-and-one-half units peracre.(4) Dwelling units within a PD may be concentrated or evenly distributedthroughout the development, provided the maximum allowable density for thedevelopment as a whole is not exceeded.C. Dimensional StandardsThe dimensional standards applicable in each development area of a PD district shallbe as established in the master plan, and shall be consistent with the purpose of theparticular type of PD district. The master plan shall include at least the following typesof dimensional standards:(1) Minimum lot area;(2) Minimum lot width;(3) Minimum and maximum setbacks;(4) Maximum lot coverage;(5) Maximum building height;(6) Maximum individual building size;(7) Floor area ratio; and(8) Minimum setbacks from adjoining residential development or residentialzoning districts.D. <strong>Development</strong> StandardsAll development in a PD district shall comply with the development standards ofChapter 5: <strong>Development</strong> Standards, the subdivision and infrastructure design standardsof Chapter 6: Subdivision and Infrastructure Standards, and the environmentalprotection standards in Chapter 7: Environmental Protection, unless modified inaccordance with this section.E. Consistency with <strong>County</strong> PlansThe PD zoning district designation, the master plan, and the terms and conditionsdocument shall be consistent with the 2006 Land Use Plan, and any applicablefunctional plans and small area plans adopted by the county.F. Compatibility with Surrounding Areas<strong>Development</strong> along the perimeter of a PD district shall be compatible with adjacentexisting or proposed development. Where there are issues of compatibility, themaster plan shall provide for transition areas at the edges of the PD district thatprovide for appropriate buffering and/or ensure a complementary character of uses.Determination of complementary character shall be based on densities/intensities, lotsize and dimensions, building height, building mass and scale, hours of operation,exterior lighting, siting of service areas, or other aspects identified by the Board ofCommissioners.G. <strong>Development</strong> Phasing PlanIf development in the PD district is proposed to be phased, the master plan shallinclude a development phasing plan that identifies the general sequence or phases inCURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE3.42
