Chapter 5: <strong>Development</strong> StandardsSECTION 5.10: COMMUNITY COMPATIBILITY STANDARDSSubsection 5.10.1: Purpose and Intent(4) The volume ratio of inbound and outbound trips to the site;(5) Directional distribution of the vehicle trips;(6) Assignment of vehicle trip volumes to the roadway network; and,(7) A capacity analysis to include:(a)(b)(c)(d)(e)(f)(g)(h)Traffic volumes;Driveway locations;Spacing between intersection signals;Relationship with existing collector plans;Internal traffic flow and parking layout;Pedestrian access;Proposed actions necessary to alleviate traffic circulation problems;andAny additional information as deemed necessary by the PlanningDirector.5.10. COMMUNITY COMPATIBILITY STANDARDS5.10.1. Purpose and IntentThe purpose of these community compatibility standards is to provide a proper transition andensure compatibility between single-family detached development and other more intensedevelopment. More specifically, it is the intent of these standards to:A. Provide effective transitions between single-family detached and more intense uses;B. Protect the character of existing single-family detached development from negativeimpacts resulting from more intense and incompatible adjacent forms of development;C. Limit interruptions in vehicular and pedestrian connections created by efforts tosegregate uses; andD. Establish or maintain vibrant pedestrian-oriented areas where differing uses canoperate in close proximity to one another.5.10.2. ApplicabilityA. GeneralUnless exempted in accordance with Section 5.10.2.E, Exemptions, theseneighborhood compatibility standards shall apply to commercial, industrial, mixed-use,and multi-family development located on land adjacent to or across a local street oralley from existing single-family detached development.B. Existing <strong>Development</strong>Commercial, industrial, mixed-use, and multi-family development existing on January 1,2013 located on land adjacent to or across a local street or alley from existing singlefamilydetached development shall be subject to these standards if any expansion oralteration exceeds 50 percent of the building’s assessed value at the time of expansionor alteration.CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCE5.73
