Chapter 5: <strong>Development</strong> StandardsSECTION 5.8: NONRESIDENTIAL DESIGN STANDARDSSubsection 5.8.4: Large Retail Design Standards(f)CURRITUCK COUNTY, NC UNIFIED DEVELOPMENT ORDINANCEGlazing of at least 30 percent of the width of street level frontage withvisibly permeable windows or doorways.(2) OutbuildingsOutbuildings located in front ofother buildings within the samedevelopment shall include aconsistent level of architecturaldetail on all four sides of thebuilding as well as exteriormaterials and colors that arecompatible with the primarybuilding in the development.(3) Roofs(a)(b)(c)Structures with a flat roof shall include parapet walls with a decorativethree-dimensional cornice (see Figure 5.8.3.C.2, Roof Form).All rooftop equipment shall be screened from view from all streets.Buildings in the Outer Banks shall use a pitched roof.(4) Prohibited MaterialsMetal siding shall not be used on front building facades and facades facingstreets.D. Large Retail Design StandardsFigure 5.8.3.C.2, Roof FormLoading, service, and equipment areas shall be located in a manner thatminimizes their visibility from off-site areas, to the maximum extentpracticable.Loading, service, and equipment areas that are associated with anoutparcel building shall be screened through the use of structuralelements and similar materials attached to and integrated with thebuilding.In addition to the Nonresidential Design Standards in Section 5.8.3, all new single tenantbuildings of 30,000 gross square feet in area or more with 60 percent or more of the totalfloor area occupied by retail sales activities, shall comply with the following standards.A. Building EntrancesLarge retail buildings shall have clearly defined, highly visible customer entrancesfeaturing no less than three of the following:(1) Canopies or porticos;(2) Overhangs;(3) Recesses/projections;(4) Arcades;(5) Raised corniced parapets over the door;5.64
