Building Massing(1) The front facade of a large retail building shall be articulated to reduce itsmass, scale, and uniform appearance (see Figure 5.8.4.A, Large Retail FaçadeMassing). Large retail buildings shall incorporate two or more of the followingdesign elements on each facade visible from a street:(a)(b)(c)(d)Changes in wall plane, such as projections or recesses, having a walloffset of at least one foot depth, and located a minimum of every 40feet. Each required offset shall have a minimum width of ten feet;Distinct changes in texture and color of wall surfaces;Variations in roof form and parapet heights;Vertical accents or focal points.(2) Side walls exceeding 30 feet length shall have facade articulating elements suchas columns and/or changes in plane, texture, or masonry pattern.Figure 5.8.4.A, Large Retail Façade MassingC. Glazing(1) Facades of large retail buildings facing a street shall include glazing in anamount equal to 25 percent of the ground floor facade area.(2) Glazing on side facades may consist of clear, frosted, or spandrel glass, andshall be organized into a display window configuration.5.9. SHOPPING CENTER DESIGN STANDARDS5.9.1. Purpose and IntentThe purpose for these standards is to establish minimum standards to promote higher qualityshopping center development while also allowing greater flexibility for development configuredas a shopping center.5.9.2. ApplicabilityA. GeneralThese standards shall apply to any commercial development in one or more buildingsof 5,000 square feet in area or larger that are configured to include four or moreindividual tenant spaces.B.
