Chapter 3: Zoning DistrictsSECTION 3.5: BUSINESS AND MIXED-USE BASE ZONING DISTRICTSSubsection 3.5.5: CC Sub-District-Specific <strong>Development</strong> Standards(3) Preserve Waterfront Views<strong>Development</strong> on lots in the CC-MB shall be configured to retain existing viewsto <strong>Currituck</strong> Sound from the Caratoke Highway right-of-way through sitedesign, clustering of buildings, placement of open space set asides, or othersteps.(4) Shoreline Stabilization(a)(b)(c)Lands bordering <strong>Currituck</strong> Sound or other open waters shallincorporate “soft” shoreline stabilization techniques such as retentionof a 50-foot undisturbed vegetated buffer, supplemented withappropriate native vegetation, as appropriate.Hard armoring techniques such as rip rap, sea walls, bulk heads,groins, jetties, or other constructed techniques are prohibited on sitesof ten acres or more unless required to protect existing conformingdevelopment.Nothing in these provisions shall prevent installation and use ofboardwalks, docks, boat launches, and similar water-bornerecreational features.(5) Building DesignNonresidential and multi-family development within the CC-MB sub-districtshall maintain consistency with locally-occurring “homestead” architecturalvernacular.
