Chapter 3: Zoning DistrictsSECTION 3.7: PLANNED DEVELOPMENT BASE ZONING DISTRICTSSubsection 3.7.2: General Standards for All Planned Development Districts(4) Provisions addressing how transportation, potable water, wastewater,stormwater management, and other infrastructure will be provided toaccommodate the proposed development;(5) Provisions related to environmental protection and monitoring; and(6) Any other provisions the Board of Commissioners determines are relevantand necessary to the development of the PD in accordance with applicablestandards and regulations.K. UsesThe uses allowed in a PD district are identified in Table 4.1.1, Summary Use Table, asallowed subject to a planned development master plan. Allowed uses shall beestablished in the master plan and are subject to any use regulations applicable to thePD district. Allowed uses shall be consistent with county plans, the purpose of theparticular type of PD district, and subject to any additional limitations or requirementsset forth in Sections 3.7.3 – 3.7.5 for the particular type of PD district.L. DISTRICT PURPOSEThe Planned Development – Residential (PD-R) District isestablished and intended to encourage the use of innovative andcreative design to provide a mix of different residential uses inclose proximity to one another on mainland Currituck County,while at the same time providing an efficient use of open space.Limited, small-scale commercial uses may be allowed in the PD-Rdistrict, primarily to serve the needs of residents in thedevelopment.B.
