CHAPTER 4. USESTANDARDS4.1. USE TABLE4.1.1. Explanation of Use Table StructureA. General(1) Table 4.1.1, Summary Use Table, lists use types and indicates whether they areallowed by right, allowed with a use permit, allowed in a planned developmentzoning district, or prohibited in a zoning district. The use table also includesreferences to any additional requirements or regulations applicable to thespecific use type.(2) The status of a use in a conditional zoning district shall be the same as in theparallel base zoning district unless such status is modified by conditionsimposed as part of the conditional rezoning designating the conditional zoningdistrict.B. Organization of UsesThe use table organizes allowable uses by use classifications, use categories, and usetypes. The use table and Section 10.4, Use Classifications, Categories, and Use Types,together provide a systematic basis for identifying and consolidating or distinguishingunidentified land uses to determine whether a particular land use is allowable in aparticular zoning district and in addressing future land uses.(1) Use ClassificationsThe use classifications identify broad general classifications of uses and includeresidential uses, institutional uses, agricultural uses, commercial uses, andindustrial uses. Use classifications are further broken down into a series ofgeneral “use categories” and specific “use types.”(2) Use CategoriesThe use categories describe the major sub-groups of the respective useclassifications and are based on common functional, product, or physicalcharacteristics, such as the type and amount of activity, the type of customersor residents, how goods or services are sold or delivered, and site conditions.For example, the Residential Use Classification is divided into the HouseholdLiving and Group Living use categories. Use categories are further brokendown into a series of individual use types.(3) Use TypesThe specific use types are included in the respective use category. Theyidentify the specific principal uses that are considered to fall withincharacteristics identified in the use category. For example, duplex dwellings,live/work dwellings, manufactured homes, single-family detached dwellings, andtownhouse dwellings are use types in the Household Living Use Category.C. Uses Requiring a Zoning Compliance PermitA “Z” in a cell of the use table indicates that the corresponding use category or usetype is permitted in the corresponding base zoning district or parallel conditional
