B. Training
1. Provide a minimum of 40 hours of on-site or classroom training throughout the
contract period for personnel designated by the Owner. Each session shall be a
minimum of four hours in length and must be coordinated with the building
Owner. Train the designated staff of Owners Representative and Owner to
enable them to:
a. Proficiently operate the system.
b. Understand control system architecture and configuration.
c. Understand DDC system components.
d. Understand system operation, including DDC system control and
optimizing routines (algorithms).
e. Operate the workstation and peripherals.
f. Log on and off the system.
g. Access graphics, point reports, and logs.
h. Adjust and change system set points, time schedules, and holiday
schedules. Recognize malfunctions of the system by observation of the
printed copy and graphical visual signals.
j. Understand system drawings, and Operation and Maintenance manual.
k. Understand the job layout and location of control components. Access
data from DDC controllers.
m. Operate portable operator’s terminals.
C. Sensor Guards
1. In classrooms, media center, corridors, storage rooms, toilet rooms, exercise
rooms and multipurpose rooms, room sensors shall be wall-mounted and
furnished complete with a clear plastic guard sized to fit the sensor. Guards shall
have key locks.
D. Sensors
1. Provide insulating base where thermostat is mounted on exterior walls.
2. Room, duct mounted or immersion type temperature sensors shall be furnished
as required for the application. Averaging element sensors shall be used
whenever there is a possibility of air temperature stratification in the ductwork.
Averaging sensors shall be of sufficient length to provide accurate temperature
measurements.
E. Labeling
1. All controls except individual room controls shall be permanently labeled with an
identification name and number keyed to the ATC diagrams. Labels shall be
mounted on or adjacent to the device such that if the device is replaced the label
remains intact. This applies to both field and panel mounted controls.
F. ATC and DDC Panels
1. All panels shall be listed by ETL or UL.
2. Each panel cabinet shall be made of steel (not less than 16 gage) with welded
seams and finished corners. Provide a full back plate and full hinged door such
that the assembly provides a completely enclosed panel. The panel shall be fully
painted for a finished appearance. Supply panel with key locking latch.
3. Each panel shall contain all controllers, relays and all other devices related to the
systems served by that panel. All devices shall be mounted inside the panel or
on the face of the panel. Appropriately sized nameplates made of black plastic
laminate with white engraved letters shall be used to identify all panel mounted
